Condominium Applications
Condominium plats are usually developed in conjunction with a Development Review Board site plan approval process. A condominium plat may also be developed for the purpose of a conversion of an existing structure (apartment building, commercial center) to a condominium. Conversions of existing sites may not always require a Development Review Board approval, but will require an Administrative approval process to determine conformance with ordinance requirements such as parking, drainage, access, etc.
Applying for condominium Approval
- New Developments submit request with DRB application.
- Conversions of existing sites:
- Download the Condo Application (pdf/383kb/2pp).
- Submit completed application, plans and fees to the One Stop Shop.
A Registered Land Surveyor in the State of Arizona using the Board of Technical Registration’s “Arizona Boundary Survey Minimum Standards” must prepare all maps. Refer to Section 3-1 of the Design Standards & Policies Manual for plat requirements.
Submittal Requirements:
- 4 copies of the Condo Plat (in accordance with DS&PM 3.1.201)
- 1 copy of Title Insurance Policy no older than 30 days
- 1 digital copy of plat on floppy disk or CD - see File Requirements (pdf / 285 kb)
- 1 copy of ALTA Surveyno older than 1 year
- Condo Approval
First review is 20 calendar days for review and any subsequent review is 25 calendar days. Most plats need 2 cycles and sometimes three, if items are not addressed.
NOTE: There is a per sheet plan review fee for final plats.
Submit Mylars
- Upon plat approval a minimum of three 4-mil mylar maps, with original signatures of all owners, will need to be provided by the applicant for city signature(typically 3-5 days) and then recording by Maricopa County. Provide the name, title and contact information for the Title Company for the recordation; only the Title Company will be allowed to pick up the signed mylars for recordation.
- One Original mylar map will need to be returned to the city’s Records Department, first floor of One Civic Center, 7447 E. Indian School Road, Suite 105.
