Upon passing a Final Inspection, a Certificate of Occupancy (C of O) is issued, allowing for the business to begin operation or a homeowner to move in.
The city's building code requires certain information to be included on the C of O. The most important item is the project address; the code also requires the name of the owner of the property at the time the certificate was issued. If during the process of construction the property ownership changes hands we can accept documentation to that fact and change the permit. The C of O stays with the property for perpetuity, even when owners come and go.

The issuance of a Temporary Certificate of Occupancy (TCO) allows temporary occupancy until the building is completed and a Final Certificate of Occupancy is issued.
For each Temporary Certificate of Occupancy issued, there will be required a refundable cash deposit or irrevocable letter of credit acceptable to the Building Official, paid to the city of Scottsdale to assure compliance to code and ordinance requirements. The amount of the cash deposit will be the same as the sum total of all permits issued to the project which includes foundation, building, electrical, mechanical and plumbing permit fees as specified in Scottsdale Revised Code, Chapter 31, Article VII, or two thousand five hundred dollars ($2,500.00), whichever is greater. Within 30 day of the issuance of the final certificate of occupancy, the deposit will be refunded less a $200.00 processing fee.

After the 025 approval is received, the TCO will be issued.
