Digital Plan Submittal Requirements

File Formats & Limitations

  • PDF file format is the standard for submittal and reviewing plans.
  • RBG color accepted for plan design components.
  • The upload mechanism limits file size to under 100 MB.
  • The city uses BlueBeam for maximum flexibility in "rolling up" plans, viewing redlines, limiting files sizes, etc.
  • Plan sheets should be combined into a single PDF file in Index order.
  • Plans shall be on one (1) sheet per floor level (1/8" minimum scale). Match lines accepted when kept to one (1) sheet per floor.
  • If all sheets in one file is larger than 100 MB it can be broken up into smaller related files (all Civil, Structural or Electrical sheets in a file or sheets 1 to 20, 21 to 30 etc in separate files).
  • Adobe PDF file format, 8-1/2" x 11" or 11" x 17".
  • Civil plans, including Grading and Drainage plans are required to be 24" x 36" due to sizing and scaling when the plans are printed.

Pools

All property owners applying for a permit for new construction will be required to submit a properly completed Owner Builder Form at plan submittal, before a building permit will be issued.

No pool permit will be issued without an existing permitted residence.

Submittal Requirements

  1. E-Application with project and contact information.
  2. Traffic Control Plan (8 1/2" x 11") - file named TCP.pdf
  3. Any other supplemental documentation.

Utility (Digital Submittals Only)

File Format & Limitations

  • Adobe PDF file format (8 1/2" x 11" or 11" x 17") are accepted.
  • No plans exceeding 24" x 36" will be accepted.
  • The upload mechanism limits file size to under 100 MB per file.
  • RGB color accepted for plan design components.

Submittal requirements:

  1. Submit one copy of each drawing along with the e-application.
  2. Submit any information pertaining to any additional easements that have been acquired.
  3. An address needs to be labeled on the plans for all new electrical meters to be placed.

Wireless Communication Facility (WCF)

Submittal requirements:

Must submit a copy of the “Wireless Construction Documents” submittal checklist which is provided to the Applicant after the Development Review case is approved.
